Fire risk assessment in Scotland

A clear, defensible assessment of your premises.

Scotland has its own fire safety law. For most non-domestic premises, Part 3 of the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006 require the duty holder to carry out a fire risk assessment that considers everyone who may be in the premises, and to act on it. We carry out that assessment, record it clearly and give you a prioritised action plan in plain English.

In Scotland the person with these duties is called the duty holder. It is the employer, or anyone else who has control, to any extent, of part of the premises, such as the occupier or the owner.

Our assessors are independently audited under BAFE SP205 and NSI Gold, and every report is checked before it reaches you. You can verify our certification directly with the certification bodies. See how we prove our competence.

Who enforces fire safety in Scotland?

The Scottish Fire and Rescue Service is the enforcing authority for most non-domestic premises. Its fire safety officers carry out audits and can ask to see your fire risk assessment.

The rules differ from England and Wales. The Fire Safety Order and the Section 156 changes described elsewhere on this site do not apply in Scotland.

What you receive

What happens when we assess your Scottish premises.

  • An inspection of the premises and a review of how fire safety is managed, including your records and procedures.
  • A full written assessment, including all of the findings.
  • A prioritised action plan with owners and deadlines, so you can show what has been done.
  • The assessor's name and our certification details on the report, so you can show who carried it out and why they were a sound choice.
  • Support afterwards, to help you close actions and keep the assessment up to date.

Our office is in Stevenage, Hertfordshire, and we work at sites across Scotland. If you have several premises in Scotland, we can plan them into one trip to keep the visits efficient.

We also provide fire strategy reports, DSEAR assessments, fire safety consultancy and on-site fire safety training.

Common questions

Fire risk assessments in Scotland: your questions.

Do I need a fire risk assessment in Scotland?

If you are an employer, or you control any part of non-domestic premises, the answer is yes. The duty falls on the duty holder under the Fire (Scotland) Act 2005, and the Scottish Fire and Rescue Service enforces it.

How often must it be reviewed?

The assessment must be kept under review. Many organisations review it at least once a year, and straight away after building work, a change of use, new management or a fire.

How do I choose an assessor in Scotland?

Look for independent certification, qualifications that suit your type of building, insurance and a report you can understand. Our guide to choosing a competent fire risk assessor covers each check.
