For Responsible Persons

You remain legally responsible. We help you evidence competent decisions.

Many Responsible Persons are unsure exactly what the law asks of them. Under the Regulatory Reform (Fire Safety) Order 2005, and as strengthened by Section 156 of the Building Safety Act, you must be able to show that your fire safety arrangements are suitable and sufficient, and that a competent person carried out your assessment.

Our approach is practical and proportionate, and it follows current standards. No jargon, no overkill.

Mel SeniorHealth and Safety Manager

“I have just had my fire training and I’m impressed with myself having had to put out a real fire! It is probably the most useful training I have had in my 17 years with the company, and I hope I never use my new skills. Paul was great and made it fun and entertaining too.”

Case studies

Primary school, single storey

Problem
A fire risk assessment found defects across the fire doors, and a contractor estimated £30,000 to £40,000 to put them right.
What we did
A follow up review found no compartmentation above the ceiling, so fire and smoke would bypass the doors. Each classroom also had its own outside exit and smoke detection.
Outcome
It showed that a fire strategy would have identified at the start which doors really needed fire resistance, leaving fewer to inspect, maintain or replace.

Grade II listed primary school

Problem
Nearly every door with a fire door sticker was marked for replacement, and a survey then added the side panels, which increased the scope and cost.
What we did
A strategy based review focused on the two stairwells that serve as escape routes across all three floors.
Outcome
More than half of the doors marked for replacement were not required to be fire doors. The work was narrowed to those that protect the escape routes.

1960s residential block, South London

Problem
There was no fire strategy or previous assessment, only an external wall report, and the 1966 design had no refuge for residents who need help to evacuate.
What we did
We carried out a retrospective fire strategy with a practical plan: residents who need help come forward, person centred assessments and personal evacuation plans are issued, and the details are held in the Fire Service information box.
Outcome
A workable solution to a problem that would otherwise have been very costly and likely impossible to fix.

1950s high rise block of flats

Problem
A local authority review needed a retrospective fire strategy. The stair and lift had no lobby protection, and travel distances along the open balcony walkways were long.
What we did
We compared the building with current regulations and those in force when it was built, and sorted each shortfall into: fix it, acceptable to keep, or more information needed.
Outcome
The landlord received a toolbox for the Fire Safety Order, the Building Safety Act and the 2022 regulations, and a start on the golden thread of information.

How often should a Fire Risk Assessment be reviewed?

Review it whenever something significant changes, such as building use, layout or occupancy, and at regular intervals set by your assessor. Many organisations review annually. Your assessor will advise on the right frequency for your premises.

What is a Responsible Person?

The person or organisation with control of the premises, such as an employer, owner, landlord or managing agent. They are legally responsible for fire safety under the Fire Safety Order.

What is the difference between a Fire Risk Assessment and a Fire Strategy?

A Fire Risk Assessment reviews the risks in an occupied building and lists actions. A Fire Strategy sets out how a building is designed or managed to achieve fire safety.
